This fast-track design-build project required the repair and renovation to the multi story Bachelor Enlisted Quarters, Building 41404 in Area 41 at the Marine Corps Base located in Camp Pendleton, California. The BEQ houses 288 marines with two (2) person sleeping quarters. The sleeping quarters, rest rooms, common areas and relative utilities were completely renovated to increase energy efficiency, update design and functionality, improve circulation and maximize space.
In order to remodel the BEQ, demolition of the interior was completed along with the abatement of hazardous materials and removal of specific existing non-structural interior walls. New construction of the facility consisted of installing new gypsum board walls, doors, frames and hardware, ATFP compliant window frames and glazing systems and fixed casework. All mechanical, plumbing and electrical systems were removed and replaced with energy efficient heating, exhaust and ventilation systems, controlled lighting systems, and a 32 kW solar photovoltaic system were installed to decrease the building’s use of nonrenewable energy. Work within the mechanical boiler room of Building 41405, and throughout the BEQ building, included repair and replacement of associated underground piping systems and replacement of the flat roof system with a new standing seam metal roof on new trusses. New fire alarm and sprinkler systems were installed to bring the building up to current codes. All new furniture, fixtures and equipment were installed including miscellaneous equipment such as washers and dryers.
To finish the project, Stronghold installed several finishes including ceramic tile, resilient flooring, carpet and base, paint, and ceiling systems. Portions of the existing Company Aid Stations were converted to use as recreational spaces for things such as: theatres, game rooms, television lounges, internet cafes and training rooms, all of which helps improve the quality of life for the Marines living in the facility.
Additionally, Stronghold replaced and upgraded the existing damaged concrete paved walkways, replaced all sewer and water lines, and completed modifications to existing surface drainage systems at the perimeter of the building. The existing grass landscaping was converted to a low-maintenance, zero-scape to minimize water usage. A new shade structure and outdoor barbeque island was installed for the occupants.
The Stronghold Team self performed more than 35% of the scope of work for this project with zero (0) incidents and zero (0) lost time. Additional scope of work was subcontracted, whenever possible, to small businesses. Of note, Stronghold subcontracted 50% of the work for this project to small businesses in the following areas: Plumbing, HVAC, Glazing, Steel, Woodwork, Painting, Casework, Drywall, Roofing, and Landscape areas. The project was completed on-time and within budget and received an OUTSTANDING performance evaluation upon completion
